PLANNING PERMISSION This brief summary is not intended to be a comprehensive guide.
However, local conditions may prevail and it is always best to contact your Local Planning Office for clarification. There may be restrictions and covenants, such as proximity to boundaries or other buildings, or you may live in a conservation area, and a short phone call to your Local Planning Office will bring peace of mind. All our cabins can be made to 2.5 apex height, it just means the eaves height is reduced. The Town and Country Planning rules for ‘permitted development’ changed as from 1st October 2008. Rules governing outbuildings apply to sheds, greenhouses and garages as well as other ancillary garden buildings such as swimming pools, ponds, sauna cabins, kennels, enclosures (including tennis courts) and many other kinds of structure for a purpose incidental to the enjoyment of the dwellinghouse. Other rules relate to the installation of a satellite dish, the erection of a new dwelling or the erection or provision of fuel storage tanks. Under new regulations that came into effect on 1 October 2008 outbuildings are considered to be permitted development, not needing planning permission, subject to the following limits and conditions: No outbuilding forward of the principal elevation fronting a highway. Outbuildings and garages to be single storey with maximum eaves height of 2.5 metres and maximum overall height of four metres with a dual pitched roof or three metres for any other roof. Maximum height 2.5 metres within two metres of a boundary. No verandas, balconies or raised platforms. No more than half the area of land around the "original house"* would be covered by additions or other buildings. In National Parks, the Broads, Areas of Outstanding Natural Beauty and World Heritage Sites the maximum area to be covered by buildings, enclosures, containers and pools more than 20 metres from house to be limited to 10 square metres. On designated land* buildings, enclosures, containers and pools at the side of properties will require planning permission. Within the curtilage of listed buildings any outbuilding will require planning permission.
*The term "original house" means the house as it was first built or as it stood on 1 July 1948 (if it was built before that date). Although you may not have built an extension to the house, a previous owner may have done so. *Designated land includes national parks and the Broads, Areas of Outstanding Natural Beauty, conservation areas and World Heritage Sites. for more details see http://www.planningportal.gov.uk/permission/, and follow the instructions in house or terrace Building Regulations If you want to put up small detached buildings such as a garden shed or summerhouse in your garden, building regulations will not normally apply if the floor area of the building is less than 15 square metres. If the floor area of the building is between 15 square metres and 30 square metres, you will not normally be required to apply for building regulations approval providing that the building is either at least one metre from any boundary or it is constructed of substantially non-combustible materials. In both cases, building regulations do not apply ONLY if the building does not contain any sleeping accommodation. On the positive side, the rules are more relaxed regarding the siting of the garden building close to your house. Whereas previously it was necessary to ensure a 5 metre separation distance, this requirement will no longer exist. 
BASE PREPARATION All buildings need a substantial base, the base should be solid, square, flat and level to ensure the stability of your building.
A well prepared, level base is required to ensure a long lasting installation. A variety of materials can create a solid base, such as, concrete(100mm thick), solid,level and heavy duty decking or paving slabs positioned on hardcore. This allows for better drainage. Final finish of your base level should be 20-50mm above ground level. It is most important that the base is level and should not have a run on it. If the base is not level this will cause many complications when installing your cabin. We will always be happy to give any free advice on ground and base preparation, you can email or send us any photographs of the site to sales@brinsleylogcabins.co.uk Buildings should always have a base as large as the floor, the base sizes given, will give you a base that will be approximately the size of the outside walls of your Cabin.
Please note ; Brinsley log cabins cannot accept any liability for problems with the cabin, if the foundations and base has not been prepared adequately for the weight and size of the cabin. 
Once you have decided which log cabin to have? you will then have to decide wether you would like to erect it yourself or have our professional team of installers erect it for you. Below is some information to help you decide;
DIY installation
DIY installation of our cabins on a level solid base is made quick and easy, because of the unquie design, and the detailed instructions. Assembly of your cabin will be straightforward and a satisfying project for any DIY enthusiast. Even large buildings can be installed with only basic tools, such as a hammer, a screwdriver, a power drill, a spirit level, an adjustable spanner, a knife, a stepladder and safety goggles. Particular care is required when handling glass and good quality gloves should be worn at all times. You should not attempt to lift heavy sections without a helping pair of hands. Remember that extra time spent preparing a good base is normally repaid with time saved later during the installation.
You will need nails and scews to fix floor boards, roof boards and roof covering.
Once installed you will need to treat the log cabin. Intially we advise treating the wood with a clear wood preservative against rot and decay. while you decide whether you would like to keepthe natural look or stain a different color this can also be used before painting, staining or varnishing. a product that we would reccomend is Cuprinol Wood Preserver Clear.
